Anyone can put your house on the MLS. What you are hiring me for is the pricing call at the start and the negotiation at the end, because that is where the money actually moves.

I hold the Seller Representative Specialist designation and two separate negotiation credentials, CNE and RENE. Of my last three closings, two were listings I represented on the seller side.

Four things that move your number

Price it against reality
Not against what your neighbor listed at and not against what a website guessed. Against what genuinely comparable homes closed for, adjusted for condition and for what is sitting unsold right now. Overpricing costs you more than underpricing, because the first two weeks are the only two weeks you get full attention.
Prep for the money, not for the ego
I will tell you which repairs return more than they cost and which ones you should leave alone. Most sellers spend money in the wrong places. Paint, light, and a clean roofline usually beat a new countertop.
Handle the offer properly
The highest number on paper is not always the best offer. Financing type, option period length, seller contributions, appraisal risk, and the buyer’s actual ability to close all matter. I read all of it before you sign anything.
Hold the line after the inspection
This is where most sellers lose real money. Every buyer comes back with a repair list. Knowing which items you owe, which you negotiate, and which you decline outright is the whole job, and it is what the CNE and RENE training is for.
