Buying a home

Nobody should buy a house they do not understand.

Whether it is your first place or your fifth, my job is the same: get you the right house, on terms that hold up, without paying for someone else’s deferred maintenance.

I work with buyers across Pasadena, La Porte, Deer Park, Baytown, Crosby, Huffman, the North Channel, and the coast. Most of my buyers are in the $180,000 to $450,000 range, which is where the Houston market is genuinely competitive and where a bad decision is hardest to recover from.

How it goes
Step one

We talk before we look

Budget, timeline, commute, schools, and what you are actually trying to accomplish. If you do not have a lender yet I will point you to two or three and let you pick. I do not take referral fees for that.

Step two

We look at fewer houses

Ten showings where eight are wrong wastes your Saturdays. I would rather rule things out from the listing sheet and the drive-by so the houses you actually walk are real candidates.

Step three

I read it like an investor

Roof age, slab, drainage, what the block has done, what it rents for. I will tell you what a repair is going to cost before you write the offer, not after the inspection.

Step four

We write it to win, not to overpay

Price is one of about seven levers in a Texas contract. Option period, closing date, seller contributions, and financing terms all move a deal. Two negotiation designations exist for exactly this part.

Step five

Option period is not a formality

This is the window where you still have leverage. I make sure the inspection gets done properly and that we ask for the right things instead of a wish list that blows up the deal.

Step six

Through to funding

Appraisal, survey, title, insurance, and the lender. Most deals that die between contract and closing die from someone not chasing a document. I chase the documents.

First-time buyers

You may qualify for help you have not heard of

I hold the Texas Affordable Housing Specialist designation, which is training in the down payment assistance and affordable housing programs available to Texas buyers. Harris County, the City of Houston, and the state all run programs, and the rules differ on each one.

A lot of people assume they need twenty percent down and stay renting for another five years over an assumption that was never true. Before you decide you cannot buy, let me check what you actually qualify for. That conversation is free and takes about fifteen minutes.

Investors

I run the same numbers on your deal that I run on mine

I own investment property, so I am not learning this on your money. For rentals and flips we look at the real numbers: acquisition, rehab, holding cost, realistic rent, and what the exit looks like in a softer market.

  • Cash flow first. A property that only works if it appreciates is a bet, not an investment.
  • Rehab estimated honestly. Optimistic numbers on paper turn into real losses.
  • Neighborhood trajectory. What the block has done, not what a headline says the city has done.
