I have spent my career on the east side of Houston, and I have bought property here myself. Both of those things show up in the advice I give you.

I was born in Monterrey, Mexico, and my family moved to Houston when I was young. I grew up here, which means I know this city the way you only can when you have lived in it: which streets flood, which schools people actually move for, which neighborhoods are turning and which ones just look like they are.

Being fully bilingual in English and Spanish is not a line on a business card for me. In Pasadena, Baytown, and the North Channel, a lot of families are making the largest financial decision of their lives in their second language. I make sure that does not happen. Every explanation, every clause, every number, in whichever language you think in.

I am an investor, not just an agent

I own real estate. That means when I look at a property with you I am not only asking whether you will like it. I am asking what it will cost to hold, what the exit looks like, and whether the numbers still work if your life changes in three years.

Clients who are buying their first house get the same read as clients buying their fourth rental. It is the difference between being sold a house and being walked through a decision.

You get treated like family, and I mean the honest part

Family is the part where someone tells you the truth even when it costs them the sale. I have talked people out of houses. I have told sellers their number was wrong. It is not a sales tactic, it is the only way this works long term.

What you can expect: I answer my own phone, I return calls the same day, and I will never put you on an email drip. There is no signup form on this website for exactly that reason.

Four designations, and what each one is actually for

Designations are earned coursework, not badges you buy. These are the four I hold.

CNE
Certified Negotiation Expert
Formal negotiation training. It is the reason I do not blink when the other side opens with pressure tactics, and the reason I know when a low offer is really a serious buyer testing the water.
RENE
Real Estate Negotiation Expert
The second, deeper negotiation credential. It covers multi-party situations: competing offers, repair standoffs, appraisal gaps, and the deals that need to be rebuilt after they fall apart once.
SRS
Seller Representative Specialist
Listing-side specialization: pricing strategy, pre-market preparation, and the fiduciary side of representing a seller properly rather than just putting a sign in the yard.
TAHS
Texas Affordable Housing Specialist
Training in the down payment assistance and affordable housing programs available to Texas buyers. For a lot of Houston families this is the credential that decides whether they buy this year or in five years.
